CODE OF CONDUCT FOR THE OWNERS/RESIDENTS OF FLATS IN APARTMENT COMPLEXES -Updated on 5.4.23



1)   The code of conduct are designed with keeping the common interest of owners/residents in mind with the following objectives:

i)    to ensure a SAFE and secure living environment for the residents;

ii)   to ensure COMFORTABLE and peaceful living for the residents by ensuring that the amenities and common facilities are in good shape and available to all;

iii)  to facilitate residents enjoying the benefits of  well connected living.


2) Every Owner shall perform promptly all maintenance and repair work within his own Apartment with the permission of the Builder or the Owners Association wherever maintenance is handed over by the builder to the Association. In  doing  so  he/she/they  shall  not make  any  alteration,  or  modification  which  may  affect  the  façade  or  the  main structure of the Building or the common walls or floors between two units.


3) Every  Owner  shall  bear  the  cost  of  all  repairs  to  the  internal  installations  of his/her/their  flats wherever the maintenance is not required to be done by the builder as per agreement.


4) Every Owner / Resident shall ensure that the Building and the Common Areas are kept clean  and  tidy  in  all  respects. Every Owner/Resident shall use the lifts in such a manner as not to damage them in any way. 


5) Avoidance of Noise pollution: Musical instruments should be played in the flats at a reasonably low volume, so as not to cause disturbance or annoyance to neighbors. Blaring use of T.V., Radio or any musical instrument as well as unnecessary blowing of car horn should be avoided.


Servants and drivers should also be instructed to abide by this rule strictly.


7)The owners/residents are requested to desist from keeping a pet if there are reasonable complaints from the residents against it. Dogs should always be on a leash or   carried while  using  the  common   areas.


8) Owners/Residents  shall not place any  furniture, packages, cycles or objects of any kind in  the  lobbies,  vestibules, stairways,  elevators  and  other  areas.


9) Owners/Residents shall not install any machinery, or equipment, like generators etc in the Common Areas, especially in the lobbies or under staircase


10)  Owners/Residents  shall not  use  any  portion  of  the  Common  area  of  the  Building without the written permission of the builder. The builder / Association may grant permission for such occupation,  for  short  periods,  for  marriages  or  other  social  functions,  at  their discretion, provided that the premises so used is released in the same condition as it was taken, and the cost of cleaning the premises, or repairing damages if any, is borne by the user.


11)Owners/Residents shall not use the Common Areas, including Limited Areas, for any purpose  which  may  hurt  the  sentiments,  or  feelings  of  any  of  the  residents.  The decision of the builder /association shall be final in any case of difference of opinion.


12)Owners/Residents shall not put up any hoarding, advertisement, notice, or poster of any kind, in or on the Building, except as authorised by the builder/association..


13)Owners/Residents,  or  any  person  connected  with  him/her/them,  shall not cause  any damage, whatsoever, to any asset owned by the builder/association.


14) Avoid Spitting: Spitting, particularly of pan-juice, by residents or their servants in lobbies, landings, stairways, lift walls, lift carriages, foyers or any other places in the building premises or outer walls is strictly prohibited.


15) No Commercial activities in the flats: Apartment owners shall use the flats for only residential purpose. The flats should not be used for commercial activities.


16) Parking of vehicles: Owners/Residents should park their cars/two wheelers only in the parking slots alloted to them. They should desist from parking their vehicles in the parking slots of other owners and driveways.
